Anywhere from 5 to 30+ years — five decisions make the difference. A UK shed maker on bases, treatment, roofing and when to repair or replace.
Straight answers from the workshop
Anywhere from five years to thirty-plus. The difference is rarely luck or weather — it's five decisions, and most of them are made before the shed even arrives.
Ask around and you'll hear everything from "five years, then it fell apart" to "my grandad's shed is still standing". Both are true. A budget dip-treated shed in the UK typically manages 5–10 years. A properly specced pressure-treated building will do 20–30 years and more without drama. And composite cladding under an EPDM rubber roof will effectively see out the life of the frame with nothing more than a wipe-down.
We've been building sheds in our own West Midlands workshop since 1995, and we've watched what fails and what doesn't. The gap between five years and thirty comes down to five things, roughly in this order.
Number one by a distance. A shed on bare soil or an un-level base fails years early — doors rack out of square and the floor wicks up ground moisture until it rots.
Dip-treated timber wears a thin surface coat. Tanalised (pressure-treated) timber has preservative driven deep into the grain. It's the difference between a decade and a generation.
Mineral felt needs re-covering every 5–10 years. An EPDM rubber membrane is good for around 50 — fit it once and forget about it.
A breathable membrane in the walls lets the building dry outward instead of trapping condensation, and airflow around the outside keeps the cladding dry.
Ten minutes a year — clearing leaves, keeping compost off the walls, oiling hinges — quietly adds years. Neglect quietly takes them away.
A dip-treated shed has been dunked in preservative on its way through the factory. The protection is skin-deep, which is why the small print tells you to re-treat it every single year to keep any warranty alive. Miss a year and rot gets a foothold at the joints and the bottom rail. Kept up religiously, you'll get 5–10 years out of it.
Tanalised timber is a different animal. The preservative is vacuum-impregnated — forced deep into the cell structure of the wood under pressure — so it resists rot and insect attack for decades with no structural re-treating at all. Any painting you do afterwards is for colour, not survival. Mineral felt is fine when it's new. Then British weather goes to work on it — brittle in frost, lifted at the laps in wind, torn by the first branch that lands on it. Realistically you're re-covering a felt roof every 5–10 years, and one missed tear lets water into the roof boards below, where the real damage happens quietly.

Before a single panel goes up, the base has already set the shed's fate. Timber sitting on soil or an out-of-level slab twists the frame, racks the doors and holds the floor bearers in permanent damp. Get the groundwork right first — our shed base guide shows what good looks like.
Then there's the moisture a shed makes for itself. Warm days and cold nights mean condensation, and if the walls can't breathe it sits inside the structure. That's why every building we make has a breathable membrane in the walls — it lets the building dry outward instead of trapping water in the frame. Give the outside the same courtesy: ventilation, and a 2ft maintenance gap around the building so air can move on all sides.
Once a year — autumn is ideal — walk round with a brush and a screwdriver. This is the whole job.

Typically 5–10 years, and only if you re-treat it every year — most warranties on dip-treated sheds are void the first year you skip. Rot starts at the joints and bottom rail first.
On a dip-treated shed, yearly re-treating is essential to slow the rot down. On tanalised (pressure-treated) timber the preservative is already deep in the grain, so paint is purely for looks — re-coat when you fancy a new colour, not because the shed needs it.
About 5–10 years in UK weather before it needs re-covering, less if it takes a knock from a branch or a bad storm. An EPDM rubber membrane, by contrast, is rated for around 50 years — it's a fit-once covering.
Composite cladding doesn't rot, so paired with an EPDM roof it will effectively last the lifetime of the frame with nothing but an occasional wipe-down. That said, a well-built pressure-treated timber shed on a proper base is a 20–30+ year building too.
Water from below. A shed on soil or an un-level base fails years before anything else gets the chance — the frame racks, the doors jam and the floor rots from underneath. After that: skipped re-treating on dip-treated timber, and torn felt left unpatched.
