Our timber modular buildings use 16mm nominal Tanalised Shiplap T&G cladding with 38×50mm treated timber framework, 18mm nominal Tanalised T&G floorboards, and 16mm nominal roof boards. Heavy Duty upgrades the cladding to 22mm nominal Loglap T&G. Standard timber buildings come with a 15-year anti-rot warranty, Heavy Duty extends this to 20 years, and composite buildings include a 30-year warranty.

Yes — the Build Your Shed studio lets you choose the size, doors, windows, security windows and Heavy Duty spec with a live price. EPDM rubber roofing is included as standard on composite and available as an optional upgrade over felt on timber. For anything beyond that, contact us for a bespoke quote.
Configurable buildings run from a compact 4x4ft up to 20ft-wide (or 20ft-deep) footprints, with the ready-made range covering popular sizes in between. Every size page lists exact external dimensions.

Price is set by size, specification and roof style, plus any extras you add. Door, window and layout choices never change the size price. The Build studio shows the live price as you configure.

Stock timber buildings typically ship within 2–3 working days and composite ranges within 3–5 working days; custom-configured buildings can take longer depending on specification. Delivery is free across the UK mainland and you choose your delivery date at checkout.
Yes — professional installation is a flat £250 across the UK mainland, typically scheduled within 4–6 weeks. Add it as an extra when configuring or buying your building.
A level base — concrete, paving slabs, or a treated timber frame — at the exact size of your building or slightly larger, with at least 300mm clearance around it for assembly access.
Fast & Free products are flat-packed garden buildings held in stock for quick, free UK mainland delivery — including BBQ/outdoor structures, bars, dog kennels, greenhouses, security sheds and potting sheds.

Timber buildings ship with a weatherproof felt roof as standard; the optional EPDM rubber roof upgrade carries a 20-year anti-leak warranty, upgraded to 30 years with professional installation. Total Composite buildings include EPDM as standard and a 30-year manufacturer warranty.

Yes — tanalised (pressure-treated) rather than dip-treated, using FSC-certified timber, manufactured in the UK. See our pressure-treatment explainer for how it works.
Tanalised timber needs no structural treatment; a cosmetic colour treatment every 2–3 years keeps it looking sharp. Composite buildings are zero-maintenance. See the maintenance guide for the seasonal checklist.
Most garden buildings under 2.5m high fall under permitted development and need no planning permission — see our planning guide for the size and position rules, and check with your council if your property is listed or in a conservation area.
External dimensions can differ slightly from ordered sizes due to cladding and panelisation — the configurator and size pages show exact external dimensions with tolerances.
Floor, walls, roof, doors and windows as configured, tanalised timber throughout, all fixings, and an installation guide. Composite buildings include EPDM roofing as standard; on timber, EPDM is an optional upgrade over the standard felt roof.
Retrofitting is possible but may affect your warranty — talk to us first and we will advise on the best approach for your building.

Note any damage on the driver’s paperwork, photograph it, and contact us within 48 hours of delivery — we will arrange replacement panels or a refund. Full details in our refund policy.
