By placing an order with Total Sheds (via website, telephone, or any third-party retailer), you agree to the following Terms & Conditions. If you do not agree to these terms, you must contact us before delivery or manufacturing begins.

All orders are treated as an offer to purchase. A contract is formed once you complete checkout (or place an order with our team) and Total Sheds accepts and begins processing it. Total Sheds reserves the right to cancel any order at any time prior to delivery. Buildings sold via our website, phone orders, or third-party retailers all follow these Terms.
All prices are shown in GBP and include VAT, and may change at any time before an order is accepted. The total price includes the product price, any selected add-ons, and delivery/installation (if applicable). If an order is cancelled by Total Sheds before manufacture starts, you will receive a full refund; compensation for disappointment or consequential loss is not payable.
We only accept payment through Stripe Checkout — Visa, Mastercard, Amex, Apple Pay and Google Pay. We do not accept cheques or cash on delivery. Full payment is due at checkout unless otherwise stated; orders are made-to-order, and once manufacture begins, payments are non-refundable.
Standard buildings: you may cancel within 14 days of placing the order unless manufacturing has already started.
Bespoke / made-to-order buildings: most sheds are made to order. You cannot cancel once production has started or any non-standard change has been requested (size, window/door position, custom layouts) — these are exempt from standard distance-selling cancellation rules.
After delivery: returns are accepted within 14 days of delivery for non-bespoke items only, returned at your own cost in original condition.
If we cannot deliver or install for reasons outside our control (no one present, base not level, access obstructed, unsafe working conditions, or the customer refusing delivery), a redelivery/return fee of 50% of the order value applies, payable before we reattempt delivery.
You must ensure a level base (within 10mm across the whole footprint), clear access for a 3.5T flatbed (minimum 700mm width), no obstructions/hazards/pets/vehicles/debris, someone aged 18+ present all day, and safe working conditions. If access requires going through your property, Total Sheds is not liable for damage to flooring, walls, decorative areas, or internal fittings.
Delivery dates are estimates, not guarantees — weather, traffic, staff illness and material supply may cause delays, and we are not liable for loss of earnings or other consequential losses. If no one is present within 15 minutes of arrival, it is treated as a failed delivery. On installation day, you or a representative must inspect and sign off the building; if no one is present, the build is deemed satisfactory and future call-outs may be chargeable. Once installation begins, the building cannot be repositioned.
All buildings are manufactured in metric measurements. Timber is a natural material and will vary in colour, texture and grain, and may develop knots, small splits, movement/expansion, shrinkage or minor warping — these are normal characteristics, not defects. Digital photos may differ slightly from the physical product due to lighting/monitor settings.
Your base must be level within 10mm, solid, stable and suitable for the size/weight of your building. If unsuitable, installers may require a signed disclaimer to proceed, or installation may be aborted with redelivery fees applied. Base issues are 100% the customer's responsibility.
To maintain performance and warranty: treat the building within 30 days of installation with a high-quality oil or spirit-based preservative, re-treat annually, install guttering, silicone all windows internally and externally, ventilate regularly, keep vegetation clear and floors dry. Failure to maintain voids the warranty.
Email info@totalsheds.co.uk with photos if you believe a component is defective; we will assess the issue, and where a genuine defect is confirmed, solutions may include replacement parts, repair, or a partial refund at management's discretion. We do not cover damage from misuse, buildings not properly treated, poor base/site conditions, storm/weather or wind damage to the roof membrane, mould/condensation, customer modifications, or third-party work. If we are not given the opportunity to inspect or repair, future claims may be rejected.
Total Sheds provides a 15-year anti-rot warranty on timber buildings (cladding, framing and flooring) and a 1-year workmanship warranty (installation and structural performance during normal use). The warranty does not cover natural timber behaviour, storm/weather damage, roof membrane damage, water ingress from lack of maintenance, condensation/mould, customer modifications, third-party trade damage, or poor base/ground movement.
Total Sheds is not liable for loss of earnings, time off work, consequential or indirect losses, property damage where access is restricted, or delays due to weather, illness, supply issues or transport. Liability is limited to the cost of the product purchased.
Total Sheds complies with UK GDPR (2018) and the Data Protection Act 2018. We only collect information necessary to process and deliver your order and do not store payment details — all payments are processed securely through Stripe. For data requests, contact info@totalsheds.co.uk.
Total Sheds is not liable for failure to deliver, or delays, caused by circumstances outside our control, including severe weather, illness, transport failure, supplier delays, acts of God, strikes, accidents or emergencies.
These Terms are governed by the laws of England and Wales.
