Planning your garden office

Size it by desks, not square feet

One desk, a chair and a shelf is comfortable in the smallest size below; add a sofa or a second desk and you want the next one up. Sizes are the ordered nominal sizes, so allow a little either way and measure against the real external size.

A partition wall in the Build Studio can split a small lobby or storage from the working space.

Light without glare

Glazing along the front brings daylight and a view, but a screen facing a low afternoon sun is no fun. Turn the glazing away from direct sun if you can, or keep a solid wall behind the monitor.

Toughened double glazing is an optional upgrade on any glazed panel in the Build Studio.

Power, broadband and warmth

Our sheds and summer houses are supplied without wiring, plumbing, heating or insulation. Power should be run and fitted by a qualified electrician, and the same goes for a heater. Ask them about the cable run before you choose where the building stands.

For broadband, a wired connection from the house or a Wi-Fi extender both work; test the signal where the desk will sit. If you want an insulated roof, the Total Cabin has a 50mm Kingspan warm roof.

Security and planning

Laptops and monitors are worth stealing. Put the desk out of view from the lane, and keep valuables out of sight when you are not in. Working from home in an outbuilding usually fits the permitted-development rules; if clients visit or you employ people, check with your council.

Good to know

Do I need planning permission for a garden office?

Often not, if it stays within the permitted-development limits for outbuildings. Our guide sets them out. Check with your council if your home is listed or in a conservation area, or if clients will visit.

Can I run electricity to it?

Yes, but not by us. Our sheds and summer houses are supplied without wiring, plumbing, heating or insulation. Have a qualified electrician plan and fit the supply.

Will it be warm in winter?

A shed or summer house is not insulated, so plan a heater fitted by a qualified installer, or lining and insulation of your own. The Total Cabin has a 50mm Kingspan insulated warm roof and is the closer fit for year-round use.

How big should a garden office be for two people?

Two desks sit comfortably from the 12 x 8 size up. Check the real external size and lay the desks out on the lawn first.

Can I get double glazing?

Toughened double glazing is an optional upgrade on any glazed panel in the Build Studio, and the price updates as you add it.
